A Trip to Okotoks | Alberta, Canada | March 28, 2021

Springtime views.

Okotoks: A Hidden Gem of a Community South of Calgary. Drive from Calgary to Okotoks & Back Tour

If you don’t want to live in the busy city of Calgary, but still want to be close for work, pleasure or otherwise, there are three main communities to consider. First, in the northwest is the town of Cochrane, just north of the city is the town of Airdire and to the south is the town of Okotoks.

To many, it is a perfect balance of a small community that rests only minutes from Calgary. It is essentially a hidden gem when it comes to lifestyle and commute times.

Today we will be driving from Shawnessy in south Calgary, along McLeod Trail down highway 2 to Okotoks. The drive usually takes about 20-30 minutes. Once we reach Okotoks we will drive down the main thoroughfare and then loop back to the historic downtown, up into a newer development and then drive back to Calgary’s deep south.

Okotoks has been growing considerably and since 2008 the population has increased by nearly 30%. It is a pretty wealthy community with about 60% of residents earning 100K or more during the year 2021.

The town is encouraging businesses to setup shop in science, technical and professional services as well as Manufacturing and environmental services.

Okotoks is a vibrant, youthful community with more than 85 kilometres of pathways connecting all areas of the town. The beautiful Sheep River winding through the centre is a highly prized amenity. The Town of Okotoks is both a leader in business and entrepreneurship, and also benefits from
having a thriving arts and music scene, along with an impressive line-up of recreation facilities, dining and shopping experiences, and year round events.

Okotoks has a current population of just over 32,000 with many young families choosing to live in this rural community so near the big city.

Being a smaller community there are low number of homes and rentals available. On average there are about 55 homes for sale at anyone time. The median list price is $645,000 with the least expensive home being about $90,000 for a mobile home. Townhomes and condos list starting around $160,000.

Average new 3 bedrooms homes go for $400K to $500K.

With everyone moving to Alberta there is pressure on the rental market. A year or so back and you could get a 1 bedroom apartment for $650 with utilities. Today, however, a new house for rent is about $2200 with 2 bedroom apartments at $1200 and acreages starting at $2500. Many new owners are supplementing their income by renting out their basements at $1200 or more per month.

We expect the rental market to cool off, once demand settles down.

If you work in SW Calgary or SE Calgary it may entice you to live in this smaller community. Travel times are about 20-30 minutes each way.

I will end my talk here and let you enjoy the ride to Okotoks, a quick ride around and back again. This was taken in early spring, so things aren’t as green as they usually are.

Thank you for watching. If you found this information useful hit that like button and if you want to see more content, simply hit subscribe.

If you live in Okotoks we’d love to hear from you. What do you love about your city? What can be improved?
